The Market in Clarksburg, MD

Clarksburg is an unincorporated area located in Northern Montgomery County along the Interstate 270 corridor north of Germantown.

Clarksburg once was a very rural area in Montgomery County, but since the development of the Clarksburg Town Center it is a much more urban area.  The Town Center has become the hub of real estate in Clarksburg and is where most of the buying and selling occurs.

The Clarksburg Town Center is a 260 acre community by Newland Communities.  It features single family homes, townhomes and condominiums as well as many amenities including a Residents Club, dog park, outdoor amphitheater, swimming pools, parks, playgrounds, and more.

Looking at the table above the real estate market in Clarksburg, Maryland appears to be sluggish at best.  The Median Sold Price, Average Sold Price and the number of Closed Sales are all still in the negative numbers.

The bright spot in all of this negativity is that builders are offering great deals – closing cost incentives, and free upgrades.  It is no surprise to me that the number of Pending Sales is up to 80 this June compared with 45 pending sales in June of 2011.  This is an increase of over 77% .

As these new homes are built and settled upon, in the next few months – I expect all of these negative statistics to be moving in a positive direction!   Interest rates are still in the 3%-4% range – maybe it’s time to look for a NEW Home in Clarksburg, MD.
