The number of closed sales increased 57.69% from last year, and the days on the market is down 31.82%, which indicates that homes are selling more quickly than in the past.  Average prices are down 6.07%, which indicates more competition from the increase in homes on the market.  The largest sector of purchasers paid cash for their homes, but all other financing options are represented as well.

Caroline County is an affordable area within easy commute of both the Fredericksburg and Richmond areas.  An assortment of homes, from lakeside properties to new planned communities, make this area attractive choice for many buyers.

Caroline County is being discovered as a convenient, yet unspoiled area to live.  History abounds, and visits to the colonial village of Bowling Green and Port Royal are popular. There are many recreational activities like golf, camping and hiking. The State Fair of Virginia is held annually in the county, and Kings Dominion Amusement Park is fun for everyone.

Access to train transportation from Carmel Church Station is being developed, and a short drive on I-95 brings you to historic Fredericksburg and Richmond attractions, festivals, concerts and fine dining.  Caroline County is growing, so now may be the time to buy while prices remain low.
